Lake Whatcom Passive House

ABOUT THE PROJECT

The Lake Whatcom Passive House project is one of our latest collaborations with [bundle] design studio. Set within a heavily wooded job site, this soon-to-be primary residence for a local family is designed to be an energy-efficient, nature-focused sanctuary serving as a getaway from the city.

Programmatic requirements include wheelchair accessible spaces for age-at-home needs. A gentle ramp from the parking area takes you into the foyer, and an open floor plan at the living room and kitchen allow large aisle access for wheelchair maneuverability if needed. Views are directed outward, with large windows aligned with forest vistas. Covered spaces on the south allow for enjoyment of the outdoors, while being sheltered from rain and wind.

Permitted in Summer of 2023, the team was tasked with completing the building foundation and backfill before the October 1st watershed moratorium, which is a building department requirement in this area. Much site preparation was required to develop a driveway, RV hookup and well house prior to the building construction being started. Having made expedited progress through earthwork and concrete, the team fell into a typical build pace as work progressed through framing and now building envelope systems.

The project will be solar panel ready, with the future ability to produce nearly as much electricity as the property will consume. Apart from the electrical utility, the house is entirely off the grid. This is the team’s second time using the Steico wood fiber exterior insulation product, and True Bearing Built will be installing the VETTA windows and door package in the coming weeks.

While not currently targeting a Passive House (Phius) certification, the project will feature many of the same building science features and principles standard to those designs. Stay tuned as we round the corner on building envelope, and progress to interior and exterior finishes. Cabinets will be by Huntwood Cabinets, and tile work will be completed by the True Bearing Built interiors team.
